The truth is, the best student homes in Liverpool go quickly – especially in popular areas like Kensington, Smithdown Road, and the Georgian Quarter, so it’s worth knowing when to start looking.
In our experience at Address Properties, most students begin their search between November and February. This is when landlords start advertising their properties and the majority of the most in-demand properties are reserved. It might feel early, especially if you’re still getting used to your current house or flat, but starting your search during this period ensures that you have the most choice, especially if you’re in a bigger group or want to be close to campus.
If you’re looking in October or early November, you’re ahead of the game. It’s the perfect time to get your group together, chat about what kind of property you want, and start booking viewings. From December into January, things move fast. This is when the most competitive houses go, and when we get the highest number of bookings. If you’re still figuring things out into February or March, don’t worry there are always properties available, especially for smaller groups or solo renters, but your options may be a little more limited. From April onwards, it’s usually last-minute bookings, so if you have something specific in mind, the earlier the better.
Liverpool has some brilliant areas for students, each offering different benefits, so where you choose depends on your personal preferences. Kensington is popular due to its close proximity to several of Liverpool’s university city campuses. Houses in Kensington are usually priced lower than city centre properties, so if you’re looking for a short commute while keeping your rent low, Kensington will be the best spot for you. Smithdown Road is lively, social, and loved by second- and third-years thanks to all the bars, restaurants, cafés, and shops that line the main road. If you prefer to be in the heart of the action – close to Bold Street, the Albert Dock, and other great central hotspots, then the city centre has plenty of modern flats that may be perfect for you. For something a little quieter but still central, the Georgian Quarter offers beautiful homes and a more peaceful pace. And if you’re after more space or green surroundings, areas like Wavertree and Sefton Park are also worth a look.
