How do I report a maintenance issue?
Reporting a maintenance issue is simple. Just use the online maintenance request form on our website to log the problem. Once received, a member of our team will review your request and follow up during normal working hours to arrange the necessary steps. If the issue is urgent, it will be prioritised accordingly.
How quickly will repairs be carried out?
We aim to resolve all maintenance issues as quickly as possible. Minor repairs are usually handled within a few working days. For more urgent problems, such as a loss of heating, power failure, or a leak, we’ll respond much faster—often on the same day. If the repair involves ordering specialist parts or arranging for a specific contractor, it might take a little longer, but we’ll always keep you updated on the progress.
Do I need to be home during the repair?
Not necessarily. If you’re happy for us to give the contractor access using our management keys, we can take care of the issue without you needing to be there. However, if you’d prefer to be at home while the work is carried out, just let us know when reporting the issue. We’ll do our best to schedule the repair for a time that works for you.
Who carries out the repairs?
What should I do if I have an emergency outside office hours?
If something urgent happens outside of office hours, such as a serious water leak, a break-in, or a total loss of heating or power, please call our emergency maintenance line. You’ll find the number in your tenant welcome pack and on our website. A member of our team or an on-call contractor will get in touch to help as quickly as possible.
If the emergency involves immediate danger or requires the emergency services such as the police, fire brigade, or ambulance please call 999 first. Your safety always comes first. If you suspect a gas leak or smell gas, contact the National Grid Gas Emergency line on
0800 111 999 before calling us.
Please remember to only use the emergency number for serious, time-sensitive issues. For anything else, report it through the usual maintenance form and we’ll follow up on the next working day.
