Behind the Keys: What Move-In Day Really Looks Like at Address Properties

For our Address Properties tenants, move-in day is one of the most exciting days of the year.

It’s the day they collect their keys, move in with friends, and begin a brand-new chapter in Liverpool.

For our team, it’s the culmination of months of preparation, planning, and organisation. While tenants see the excitement, there’s a huge amount happening behind the scenes to ensure every property is ready and every move-in runs as smoothly as possible.

As another busy summer move-in season approaches, we caught up with some of the team to find out what move-in day really looks like from their perspective.

What is Moving Day in Liverpool Really Like?

Despite the early starts and long to-do lists, move-in day is one of the team’s favourite days of the year.

Debra Lavender, Senior Property Consultant explains:

“There’s a real buzz to the day. It’s exciting for the tenants and it’s fun for us to be part of that excitement as they start their next chapter.”

Whether it’s first-year students moving into their first house share or graduates beginning a new stage of life in Liverpool, there’s something special about seeing people settle into a place they’ll soon call home.

For Claire Butterworth, Lettings Branch Manager, one of the highlights is meeting everyone face-to-face. Claire shared:

“I love seeing all the new faces and getting to speak to the tenants about their new properties, what they’re looking forward to and giving them recommendations of things to do in the city and their new local areas.”

After months of emails and phone calls, move-in day is finally the opportunity to welcome tenants in person and share in their excitement.

Months of Preparation for One Big Day

Move-in day may only last a few hours, but preparations begin months in advance.

The summer tenancy turnover is one of the busiest periods of the year, with teams working behind the scenes to coordinate:

  • Property inspections and check-outs
  • Maintenance works and repairs
  • Professional cleans
  • Inventory reports
  • Key audits
  • Key collection appointments
  • Final property checks

Claire says:

“The planning and organisation that takes place months before the turnover is crucial. It’s what leads to move-in day running as smoothly as possible.”

And once the big day finally arrives?

“The actual move-in day brings a sense of relief because we plan so diligently leading up to the day that when it finally comes, everything is ready to go,” says Debra.

No Two Move-In Days Are Ever the Same

Of course, even with all the planning in the world, there are always a few surprises.

With hundreds of tenants moving across the city, flexibility is essential.

Claire explains:

“The biggest challenge is having to think on your feet. It’s inevitable for issues to arise that are out of our control, like tenants forgetting to move out or works running over schedule, so needing to reorganise quickly and keep everything running smoothly is the biggest challenge. But luckily, we have lots of experience.”

It’s one of the reasons why experience matters. Having a team that can adapt quickly, solve problems efficiently, and communicate clearly makes all the difference during a busy turnover period.
