The benefit of starting your search in January, instead of waiting until later in the year, is that you will have a much larger selection of properties to choose from. When you’re selecting your home for next year, it’s important that you have an array of options so that you’re more likely to find your pefect house. Whether you’re looking for an apartment, a terraced home, a townhouse, or a studio, it’s never too early to start your search!

The Big Three
Group size:
We know that this is probably the most difficult factor for our tenants to decide on. Whether you have just moved to the city and are still meeting new friends, or your time at university is coming to an end, deciding who to live with can be tricky. However, we must stress that establishing your group size is vital in helping us find you the perfect place for 2026/2027.
Location:
There are plenty of student and young professional hotspots scattered around Liverpool, and Address Properties manage homes in all of them. Although Smithdown and Kensington are the most talked-about student areas, we also have properties in the City Centre, Aigburth, and Toxteth. It’s important to take the time to think about which area might be best for you.
If you like a short commute and want to be close to the hustle and bustle of Liverpool city centre, then the City Centre, Kensington Fields, and Toxteth will be your best bet. If you want to be close to lots of pubs, bars, delicious restaurants, and cosy cafés, then Smithdown and Aigburth will be a great fit for you.
Budget:
When it comes to your budget, the most important thing is that you and your group are all on the same page. Take the time to sit together and discuss what your maximum budget is, taking people’s loan amounts, part-time jobs, and household income into account. When enquiring about a property, let us know the maximum budget for your group so that we can ensure the properties we show you are affordable for everyone.
Some Extra Things to Think About
- Bills: Most of our properties are all bills included, covering gas, electricity, and water usage, as well as the TV licence. Wi-Fi is also paid for by the landlord in the majority of our properties.
- Parking: If members of your group drive and will be bringing a car with them, it’s important to consider the parking situation at your new student home. If you rent a property in the City Centre or Kensington Fields, you can apply for a permit from Liverpool City Council, and houses in Kensington and Smithdown most often have free street parking.
- Transport links: If you will be relying on public transport to get to and from the City Centre, or using trains to travel further afield, it’s important to check that the transport links near your property suit your needs. Smithdown Road, Sheil Road, and Aigburth Road have great bus routes to the City Centre, with easy access to Liverpool Bus Station, Liverpool Lime Street, Liverpool Central, Edge Hill Station, Liverpool South Parkway, and Liverpool John Lennon Airport.
